| Increased
Home Value
• A recent study conducted
for the EPA Energy Star Homes Program concludes that home value increases
by about $20 for every $1 reduction in annual utility bills. The implication
of these findings for homebuyers is that they can profit by investing in
energy efficient homes even if they are uncertain about how long they might
stay in the home. They will enjoy positive cash flow for as long as they
live in their home and can also expect to recover their investment in energy
efficiency when they sell their home.
• PolySteel homes typically
appraise higher than wood-framed homes. (See example below.)
Example
of Higher Appraisal Value
Being more comfortable, more
energy efficient, and more structurally secure, PolySteel homes naturally
have a higher appraisal value than their traditional counterparts. But
here's another reason for the higher appraisal that's backed up by math!
a. A 2,500 sq. ft.
home (50' x 50') appraises for $75/sq. ft, or $187,500.
b. A PolySteel home
adds 6 inches to the width of each wall, thus, extending the footprint
of the
home to 51' x 51', or 2,601 sq. ft. total.
c. The total appraised
value of a 2,601 sq. ft. home @ $75/sq. ft. is $195,075 -- an increase
of $7,575, or 4%.
d. The estimated increased
cost of covering this 10 additional square feet with the roof ($300),
extra brick ($200), and a little larger footing ($100) is a total of $600.
This amount is more
than offset by the increase in appraised value!
